NOTICE OF FORECLOSURE SALE
Default has occurred on that secured Promissory Note No. 119968 dated May 21, 2007. That Note is secured by that certain Mortgage dated January 4, 2008 (“January 4, 2008 Mortgage”) given by Craig W. Lederer and Deborah Lederer, husband and wife, to the Bank of Jackson Hole, fsb, which was recorded in the Sublette County Clerk’s office on January 8, 2008, in Book 158 mtg Page 3. That Note is also secured by that certain Mortgage dated May 21, 2007 (“May 21, 2007 Mortgage”) given by Craig W. Lederer and Deborah Lederer, husband and wife, to the Bank of Jackson Hole, fsb, which was recorded in the Sublette County Clerk’s office on May 31, 2007, in Book 149 mtg Page 1. The January 4, 2008 Mortgage and the May 21, 2007 Mortgage are collectively referred to as the “Mortgages.” Each of the Mortgages contains a power of sale.
The Mortgages were given to secure the original principal sum of $712,500.00 which was modified on January 4, 2008 to $782,400.00. Nonpayment and other default exists, acceleration of the debt secured by the Mortgages has been declared, and the entire remaining balance of the debt is now due and payable. No lawsuit has been filed to collect the debt or any portion thereof.
Take notice that the Note and Mortgages will be foreclosed and the property encumbered by the Mortgage will be sold by the Sheriff of Sublette County to the highest bidder for cash at public auction. The sale will be held on the front steps of the Sublette County Courthouse, 21 South Tyler, Pinedale, Wyoming at 10:00 a.m. on Thursday, October 30, 2008. The amount due and owing is $791,809.12 unpaid principal, and $20,753.10 in accrued and unpaid interest, late fees and, and other fees and charges, for a total of $812,562.22, plus attorneys’ fees, costs and expenses of the foreclosure. Interest accrues at $131.97 per diem.
The property encumbered by the January 4, 2008 Mortgage will be offered for sale and is described as follows:
73 Lazy “L” Lane, said property being located in the northwest quarter of the southwest quarter (NW1/4SW1/4) and the southwest quarter of the northwest quarter (SW1/4NW1/4), Section 5, Township 34 North, Range 109 West of the Sixth Principal Meridian, Sublette County, Wyoming.
The property encumbered by the May 21, 2007 Mortgage will be offered for sale and is described as follows:
11 Old Brazzill Trail, said property being located at Lot Thirteen (13) of the Old Brazzill Ranch Subdivision, Second Filing, Sublette County, Wyoming as the same appears on the official map or plat thereof as filed for record in the office of the County Clerk and Ex-Officio Register for Deeds for Sublette County, Wyoming.
Notice of Intention to Foreclose the Mortgages was sent in accordance with §34-4-103(a)(iv) on September 9, 2008.
The properties being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.

INVITATION TO BID
Date: September 25, 2008
Sealed Bids from qualified contractors will be received by the Town of Pinedale (hereinafter referred to as Owner), at 210 West Pine Street, Pinedale, Wyoming 82941 until 2:00 P.M., our clock, on October 24, 2008 for the Pinedale Water Supply SCADA System Project.
At said place and time, and promptly thereafter, all Bids that have been duly received will be publicly opened and read aloud.
The Contract generally provides for the construction of a Supervisory Control and Data Acquisition System (SCADA) for the Town of Pinedale Water Supply System. The SCADA System mainly includes installation of hardware and software components with configuration and programming of SCADA System controls, and data exchange systems at the Chlorination Facility located at Fremont Lake, the East Side Chemical Feed System Facility located on Fremont Lake Road, the West Side Chemical Feed System Facility located on Willow Lake Road and the Wastewater Treatment Facility located on County Road 23/123.

No Bid may be withdrawn within a period of forty-five (45) days after the date fixed for opening Bids.

Bid security in the amount of not less than 5% of the total bids must accompany each Bid in the form specified in the Instructions to Bidders.

PUBLIC NOTICE
The Sublette County Planning & Zoning Commission will meet on Thursday, November 20, 2008 at 6:30 p.m. in the Sublette County Courthouse, Pinedale, Wyoming. At this time, a public hearing will be held to consider the following applications:
AGENDA
Request for Conditional Use renewal for a gravel pit, pursuant to Chapter V of the Sublette County Zoning and Development Regulations, entitled Conditional Uses, by Mark Jones. The application is for extraction, crushing, screening, and storage of gravel on 10 acres in the agricultural zoning district. The parcel subject to the proposed Conditional Use is owned by Mark Jones and is located in the SE ¼ of the SE ¼, Section 28, R106W, T31N; generally described as approximately 900 feet south from the intersection of East Fork Big Sandy County Rd 23-133 and State Highway 353, then turning west 1.5 miles west from County Rd 23-133.
Request for Conditional Use renewal for temporary storage of heavy equipment, pursuant to Chapter V of the Sublette County Zoning and Development Regulations, entitled Conditional Uses, by M&N Equipment. The application is for an onsite equipment yard in the agricultural zoning district. The parcel subject to the proposed Conditional Use is owned by Ultra Resources, Inc. and is located in Sections 2&3, R109W, T31N; generally described as 0.7 miles on North Anticline Road from the intersection with Paradise Road County Rd. 23-136.
3. Request for Conditional Use permit for a workers camp, pursuant to Chapter V of the Sublette County Zoning and Development Regulations, entitled Conditional Uses, by Ron Gordon. The application is for a combination of worker cabins and mobile homes in the light industrial zoning district. The parcel subject to the proposed Conditional Use is located in Section 3, R111W, T30N; generally described as the old Big Piney Landfill located at 34 Energy Road.
4. Request for Change of Zoning District Boundary approval, pursuant to Chapter VIII, Section 2 of the Sublette County Zoning and Development Regulations, entitled Administration; Dave and Tammie Babcock, applicants. The application proposes a change of zoning district boundary for two 10 acre parcels from the current Agricultural zoning to Light Industrial zoning in order to utilize the 20 acres for the operation of a trucking business, to include construction of a shop/office. The Babcock property subject to the application for a change of zoning district boundary is located in Section 24, Township 29N, Range 112W; generally described as 152 Big Piney Calpet County Road 23-134 and being on the north side of Big Piney Calpet Road approximately 1.5 miles west of the intersection of Big Piney Calpet Road and U. S. Highway 189.
5. Request for Change of Zoning District Boundary approval, pursuant to Chapter VIII, Section 2 of the Sublette County Zoning and Development Regulations, entitled Administration; MG Land and Livestock, applicant. The application proposes a change of zoning district boundary for 55.77 acres from the current Agricultural zoning to a Rural Residential Planned Unit Development (8 units per acre) and General Commercial Planned Unit Development (limited commercial uses). The intent of the application seeking a change of zoning district boundary is the development of 48 condominium units on 52.72 acres and the development of limited commercial uses on 3.05 acres. The MG Land and Livestock property subject to the application for a change of zoning district boundary is located in Section 27, Township 34N, Range 111W; generally described as being on the south side of Wyoming Highway 354 approximately 0.125 miles west of the intersection of Wyoming Highway 354 and U.S. highway 189-191.
6. Request for Minor Subdivision approval, pursuant to Chapter VI of the Sublette County Subdivision Resolution, entitled Minor Subdivision; for the Amended Arrowhead Subdivision/Dona Minor Subdivision; Norman Dona, applicant. The application for Minor Subdivision proposes the creation of a 2.6 acre lot within the Rural Residential zoning district (two net acre minimum lot size). The proposed Amended Arrowhead Subdivision/Dona Minor Subdivision is located in Section 4, Township 33N, Range 109W; generally described as Amended Arrowhead Subdivision Lot 11 Enlargement and being approximately 0.2 miles south of the Pinedale Town boundary on the west side of Pinedale South County Road 23-123.
