LEGAL NOTICE
TO: KAROLYN J. STEPHENS, a/k/a KAROL J. STEPHENS, 10489 Sonoran Vista Trail, Tucson, Ariz., 85749.
TAKE NOTICE that the FIRST NATIONAL BANK OF PINEDALE, A National Banking Organization, has filed a complaint against you in the above captioned matter in the District Court, Ninth Judicial District, Sublette County, Wyoming, naming of you as a defendant therein. This complaint alleges that you have defaulted under the terms of two certain promissory notes executed by you and delivered and payable to the plaintiff, dated Aug. 15, 2003, and Feb. 23, 2004, and in the original face amounts of $162,000.00 and $10,025.00 respectively. The complaint asks for judgment in the face amount of said notes, $172,025.00, plus accrued interest, reasonable attorney's fees, late charges, accrued taxes and costs of suit. The complaint further asks that two mortgages given to secure said promissory notes, dated Aug. 15, 2003, and Feb. 23, 2004, and recorded in the office of the Sublette County Clerk at Book 104 of Mortgages, Page 766, and Book 110 of Mortgages, Page 53, respectively, be foreclosed and a decree be made for the sale of the involved real property according to law, that the proceeds of said sale, after deducting for the cost of sale be applied in payment of the sums due plaintiff under the judgments requested in said complaint. The real property encumbered by said mortgages is described as:
Lot Eight (8) of the Redstone Seventh Addition to the Town of Pinedale, Sublette County, Wyoming as the same appears on the official map or plat thereof filed for record in the office of the County Clerk and Ex-Officio Register of Deeds for Sublette County, Wyoming;
TOGETHER WITH all improvements and appurtenances thereunto appertaining.
The complaint further requests a deficiency judgment against you for any amount remaining unpaid after the foreclosure sale of the concerned real property and for such further relief as the court may deem just and equitable.
You are notified that you are required to answer plaintiff's complaint on or before Feb. 13, 2006, by filing the same with the clerk of this court; otherwise, said complaint shall be taken as true and judgment shall be rendered against you accordingly.

The Town Council of the Town of Pinedale met in regular session Monday, Dec. 12, 2005, at 5:30 p.m., in the town hall. Those present: Rose Skinner, Barbara Boyce, Nylla Kunard, Gary Heuck and Miriam Carlson. Also present: Tim Bohan; Mark Eatinger, representing Rio Verde Engineering; Ron Brown, public works director; John A. Sulenta; Mike Fenn, representing Pine Creek Ditch Association; Noah Brenner, representing Pinedale Roundup; and Isabel Rucker, representing the Sublette Examiner.
Mayor Skinner brought the meeting to order. Motion by Heuck to approve the minutes of the Nov. 28 meeting as written. Motion seconded. Motion carried unanimously.
Julie Early, animal control officer, not present at scheduled time.
Ron Brown, public works director, reported the monthly activities of the public works department.
The Sublette County Sheriff's Office not present at scheduled time.
Laurie Latta, mayor's assistant, reported her monthly activities.
Mark Eatinger, representing Rio Verde Engineering, presented the final amended plat of lots 1 through 8 east of the Lee Ditch Centerline, block 4, Triangle Addition of Bohan's project for approval. Mayor Skinner discussed the letter from the Pine Creek Ditch Association Inc. regarding the Bohan Development Project/Drainage Plan. The association stated they feel the drainage issue has not been adequately addressed. Ron Brown, public works director, stated the drainage plan would take care of the drainage as it's addressed. Mike Fenn, representing the Pine Creek Ditch Association, stated the association would not give their blessing. After lengthy discussion, motion by Boyce to accept the final amended plat of lots 1 through 8 east of the Lee Ditch Centerline, block 4, Triangle Addition with the drainage plan as presented. Motion seconded. Boyce voted aye, Kunard voted aye, Heuck voted aye and Carlson voted nay. Motion carried.
Mayor Skinner opened the discussion for the vacation of Mill Street. Skinner stated the town was not selling Mills Street, but exchanging value for value. After discussion, motion by Boyce to vacate Mill Street subject to the county building a public parking facility and with an acceptable memorandum of understanding between the county and town. Motion seconded. Motion carried unanimously.
Mark Eatinger, representing Rio Verde Engineering, presented an amended preliminary plat for a townhouse development on lot 1, and the creation of lots 21 and 22 in Redstone 8th Addition for Hamish and Susan Tear. Laurie Latta, representing the Pinedale Planning and Zoning Board, reported the board had recommended the approval of the plat. Motion by Boyce to approve the plat for a townhouse development on lot 1 and the creation of lots 21 and 22 in Redstone 8th Addition for Hamish and Susan Tear. Motion seconded. Motion carried unanimously.
Laurie Latta, representing the Pinedale Planning and Zoning Board, reported the board had recommended the approval of the final plat for Julie Morell, representing Paradise Log Homes, Willow's Whisper Condominium Project - Phase 1 being part of block 3 of the Triangle Addition final plat. Motion by Heuck to approve the plat for Julie Morell's Willow's Whisper Project - Phase 1. Motion seconded. Motion carried unanimously.
Mark Eatinger, representing Rio Verde Engineering, presented amended plat for approval for lots 2,3,4 and the creation of lots 15-20, Redstone 8th for J&L Ventures townhouse development. Latta, representing the Pinedale Planning and Zoning Board, reported the board had recommended the approval. Motion by Boyce to approve the plat for J & L ventures as recommended. Motion seconded. Motion carried unanimously.
Mark Eatinger, representing Rio Verde Engineering, presented the preliminary plat for approval for amended plat for lots 7, 8, and 9, and the creation of lots 12, 13 and 15, block 5 for Few Investments. Latta, representing the Pinedale Planning and Zoning Board, reported the board had recommended the approval. After lengthy discussion. motion by Heuck to table the approval until a drainage plan is presented. Motion seconded. Motion carried unanimously.
Ron Brown, public works director, gave an update on the town shop/dog pound project.
Randy Hubbard, representing the public works department, gave an update on the Sewer Lagoon Rehabilitation Project. Hubbard also reported he had been injured on the job and would be having surgery.
Motion by Boyce to reappoint Jim Berry to the Pinedale Airport Board. Motion seconded. Motion carried unanimously.
Motion by Carlson to approve Ordinance 380, an ordinance of the Town of Pinedale, Wyoming amending Section 17.65.060 (H) of the Pinedale Municipal Code to modify the minimum width of a Townhouse Unit Lot, on the third reading. Motion seconded. Motion carried unanimously.
Motion by Carlson to approve Ordinance 381, an ordinance of the Town of Pinedale, Wyoming amending portions of Section 17.65.06 of Chapter 17.65 of the Pinedale Municipal Code to provide that the 2003 International Building Code and 2003 International Fire Code and all supplements thereto apply to said provisions, on the third reading. Motion seconded. Motion carried unanimously.
Motion by Carlson to approve Ordinance 382, an ordinance of the Town of Pinedale, Wyoming amending portions of Chapter 15.30 of the Pinedale Municipal Code to adopt the 2003 International Building Code and 2003 International Fire Code and all Supplements thereto as the Standard within the Town of Pinedale, on the third reading. Motion seconded. Motion carried unanimously.
Motion by Carlson to have the Mayor sign the Contract for Services with Rendezvous Pointe. Motion seconded. Motion carried unanimously.
After discussion, motion by Carlson to donate the town's old copy machine to Rendezvous Pointe. Motion seconded. Motion carried unanimously.
Council agreed to send a letter supporting Sue Kramer to the board of directors of the Sublette Citizens for Recycling.
Heuck questioned Mark Eatinger, representing Favazzo West Subdivision, if the lift station had been put in the subdivision. Eatinger stated he was working with the subdivider.

REQUEST FOR BIDS
Hereby take notice that the Pinedale Airport Board, acting on behalf of the Town of Pinedale, is requesting bids for the salvage rights and removal for all structure/s (except the 40'x64' metal storage building) from 28 Beacon Lane (aka Airport Parcel 24) near Pinedale Airport, Sublette County, Wyoming.
Bids will be opened on Wednesday, Feb. 1, 2006, at 2 p.m. at the Pinedale Town Hall. All bids must be on the authorized bid form and received at the Pinedale Town Hall, 210 West Pine Street (or by mail to P.O. Box 709), Pinedale, Wyo., 82941, no later than 5 p.m. on Tuesday, Jan, 31, 2006, to be considered.
Removal must be completed within a reasonable time as weather and future site preparation permit, but in any event not later than Dec. 1, 2006. Within five business days of notice of award, the successful bidder will be required to enter into a written contract with the Pinedale Airport Board for the successful reclamation of the concerned Parcel 24 after salvage and removal of the concerned structure/s (two-story house) in a form attached to the specifications.
Specifications for this contract and bid forms are available at the Pinedale Town Hall. Contact or telephone 307-367-4136, town hall, for pick up or mailing of bid package or telephone 307-360-9025, airport manager Jim Parker, for e-mailing of bid package and/or to arrange access to inspect the property. Note that winter access from Highway 191 may be limited to via Runway Lane and involve advance arrangement so an access drive may be plowed to the structure.
Structure/s include: Two-story frame home with three bedrooms, two baths, located at 28 Beacon Lane, about five miles southeast of Pinedale off Highway 191. The metal storage building and perimeter fencing of the 10-acre site are to be retained by the airport.
In case of conflict between the terms of this request and the specifications, the specifications shall control.
